Structural Quality inspection of Construction Works
Structural Quality Inspection of Construction Works (also known as Construction Assessment or Building Assessment) is an activity to check and determine the quality of construction products, building components, or construction works in accordance with the requirements of the design and technical standards and regulations through testing, combined with recording and visual assessment of the current status.
1. Why do you need a professional structural assessment company?
a. Legal compliance
- In accordance with Article 112, Clause 2, Point e of the Construction Law No. 50/2014/QH13 dated June 18, 2014, the investor is obliged to hire a construction consulting organization with sufficient capacity to assess the quality of the work when necessary. - According to Clause 6, Article 34 of Decree 06/2021/NĐ-CP, the owner or the manager or user of the work shall hire an organization with sufficient capacity to carry out in case the work requires monitoring or must be assessed for quality. 2. The procedure for carrying out construction quality inspection can be summarized in the following 5 basic steps:
- Step 1: Clearly define the purpose of the assessment.
- Step 2: Conduct a preliminary survey and collect relevant information.
- Step 3: Conduct a detailed survey. Check the structural condition and deformation of the structure, and take samples for testing.
-Step 4: Conduct calculations and analysis. Analyze the collected data, calculate, and evaluate the quality and safety level of the structural work.
- Step 5: Draw conclusions and provide recommendations for treatment.
3. Scope of structural inspection of construction works
a. Preliminary survey:
- Determine the structural layout of the house, the load-bearing structures and their positions. In case there is no or insufficient design documentation, completion documentation, then perform current measurement, basic dimensions.
- Observe, take pictures of the current status of the load-bearing structure.
- Study the characteristics and current status of neighboring buildings.
- At the end of the preliminary survey, it is necessary to identify the area or location of the detailed survey.

c. Analysis and evaluation based on survey data.
d. Preparation of the assessment report:
The results of the analysis and evaluation will be summarized in a report. The report will include the following information:
- Information about the work, including the address, function, type of structure, and shape.
- The purpose of the assessment.
- The results of the survey and inspection, including any defects or damage.
- The cause of the damage.
- Conclusions and recommendations for repairs or remedial work.- The report will also include photographs of the work, including photographs of the damaged structural components and related parts. The report may also include drawings, such as floor plans, cross-sections, and survey drawings.
